The Oriana is DMCI Homes' Modern Tropical landmark on Aurora Boulevard, Quezon City — twin towers rising over a lush 9,314 sqm masterplan, just steps from the LRT-2 line, Katipunan, Anonas and Araneta City.
The 54-storey North Tower is Ready for Occupancy, with wide eaves, cross-ventilated layouts and energy-efficient design that keep homes cool and breezy. Every residence is backed by DMCI Homes' trusted build quality and full in-house property management.
Whether you're a family seeking a forever home or an investor chasing transit-oriented rental demand, The Oriana puts you exactly where Metro Manila is moving.

No more waiting on construction. The Oriana's North Tower is turned over and ready, so you can move in or start earning rental income immediately. Available units are limited and moving fast.
Live inventory across both towers — sizes, indicative price ranges, and current availability. Exact unit numbers, floor levels and views are confirmed on request.
Prices are indicative and subject to change without prior notice. Availability is updated regularly — run a sample computation or message Warren for today's exact price list and reserved-unit map.
Every studio in the North Tower has been taken — the entry unit goes first on almost every project. These are the two that remain, and the cheaper monthly is not the better buy.

The studio has the lighter monthly, so it reads as the affordable choice. Measured per square metre it is the more expensive of the two — ₱170,633 against ₱134,294 for the two-bedroom. Small units almost always carry a premium per sqm, because the cost of a kitchen and a bathroom is spread across less floor area.
The gap between them is about ₱7,260 a month over 36 months. For that, you go from a 30 sqm studio finishing in late 2027 to a finished 54.5 sqm two-bedroom you can move into now — and stop paying rent somewhere else while you pay it off.
Both figures use the same terms: 12% downpayment over 36 months, ₱30,000 reservation, 1% discount applied. Each is the lowest-priced available unit in its type; higher floors and better views cost more.
The Oriana's North Tower, Alder Residences, and Allegra Garden Place are all finished, occupied DMCI communities on the same 12% downpayment terms. Here's the cheapest available 2-Bedroom from each, side by side — and where Oriana North actually wins. (South Tower is still pre-selling and is excluded here, same as it's excluded from HomeAdvance.)

Measured the way that actually strips out unit size, Oriana North is the cheapest of the three — ₱134,294 per sqm against ₱135,667 at Allegra and ₱138,134 at Alder. Its monthly is nearly identical to Allegra's, and its HomeAdvance move-in cash-out sits between the two at ₱57,500.
Alder still wins on raw floor area at 67 sqm, and Allegra still has the lowest move-in cost and the widest unit selection. But sqm-for-sqm, the North Tower is the buy — and remember, this comparison and HomeAdvance both apply to North Tower only. The South Tower is still pre-selling and does not qualify.
Figures use each property's lowest-priced available 2-Bedroom as of this page's build date, on 12% downpayment / 36 months / 1% discount / ₱30,000 reservation. HomeAdvance rent-to-own terms are per DMCI Memo PD-26-06-014, valid through September 30, 2026.

Three ways into the same unit at The Oriana. The 5% low spot downpayment is the lightest entry cost of the year — and it hands the bank ₱437,676 more to carry, which at an indicative 8.5% over 20 years works out to about ₱3,798 more every month, or roughly ₱911,581 more paid over the term. Home Advance keeps the smaller loan, carries the lightest monthly downpayment of the three, and is the only one that gets you into the unit before the bank releases anything.

Home Advance is not a “rent first, buy later” arrangement. The purchase happens first; the occupancy happens second. That order is everything:
Compare that with any arrangement where you lease first and the purchase is a separate, later decision that is subject to approval. There, you can pay faithfully for a year and still not own anything — and if the conversion is not approved, every peso you paid was rent.
Straight about the lease: under Home Advance you do sign a lease and the monthly Home Advance rate is not credited to your purchase. It is the occupancy fee for living in a unit you have already bought, before the bank releases the balance. Your ownership runs on the downpayment, in parallel — and it started the day you reserved. The right comparison is not “lease versus equity,” it is “this lease versus the rent you are paying someone else right now.”
Computed on North 919 — the lowest-priced available 2BR at The Oriana (54.5 sqm, list ₱7,319,000) as of this page’s build date — with a ₱30,000 reservation fee. The 12% spot column assumes DMCI’s regular term with no promo discount applied; special discounts are tied to their own payment terms and are not combinable (memo PD-26-07-031). 5% low spot downpayment per memo PD-26-05-028, valid June 1 – November 30, 2026, Chinabank or BPI financing only. Home Advance per memos PD-26-06-014 and PD-26-06-020, valid July 1 – September 30, 2026. Bank amortization is an estimate at 8.50% over 20 years — your actual rate is set by your bank at approval. Closing fees are payable separately on all three routes.
The Oriana qualifies for the DMCI Homes Home Advance (Rent-to-Own) program. Move into your unit and lease it while you complete payment — instead of waiting for full bank financing.
Available for North Tower (Ready for Occupancy) only — not applicable to South Tower.

Yes. The Oriana in Quezon City qualifies for DMCI Homes' Home Advance (Rent-to-Own) program, so you can move in now and pay your balance later instead of waiting for full bank financing. Monthly HomeAdvance lease starts at PHP 11,000 for a Studio. To pre-qualify you complete 4 months of downpayment, either paid in advance or monthly (qualifying after the 4th payment). Yes. The Oriana qualifies for DMCI Homes' 5% downpayment promo (memo PD-26-05-028), valid for reservations from June 1 to November 30, 2026: pay just 5% down over 12 months with a 2% discount, and finance the 95% balance through Chinabank or BPI bank financing. This applies to North Tower (Ready for Occupancy) only — not the South Tower, which is still pre-selling. DMCI's selected buildings list (Cypress Towers, Illumina Residences, Royal Palm Residences, Tivoli Garden Residences, Willow Park Homes) carries a higher 4% discount under the same terms.
Through October 31, 2026, The Oriana qualifies for the DMCI Homes Third Quarter Deals (memo PD-26-07-031): a 12% downpayment spread over 36 months (32 months from Sep 1) with a 1% discount on the unit, with the 88% balance payable via bank or in-house financing. The special discount applies to units only and cannot be combined with regular discounts; parking may follow the same promo payment term as the unit.
Measured per square metre, the North Tower 2-bedroom is the better value. The South Tower studio is 30 sqm at PHP 5,119,000, or about PHP 170,633 per sqm, while the North Tower 2-bedroom is 54.5 sqm at PHP 7,319,000, or about PHP 134,294 per sqm — roughly PHP 36,340 per sqm cheaper. The studio has the lighter monthly at PHP 16,059 against PHP 23,319 over 36 months, but small units typically carry a per-sqm premium because kitchen and bathroom costs are spread across less floor area. The 2-bedroom is also ready for occupancy, while the studio turns over in November 2027.
Every studio in the North Tower has been taken. Studios remain available in the South Tower at 30 sqm from PHP 5,119,000, with turnover in November 2027. The entry-level unit type typically sells out first on a DMCI project. The North Tower currently offers 2-bedroom units at 54.5 sqm which are ready for occupancy.
All three are finished DMCI communities on the same 12% downpayment / 36-month terms. The Oriana's North 919 (54.5 sqm, PHP 7,319,000, North Tower only) has the lowest price per sqm of the three at roughly PHP 134,294, versus PHP 135,667 at Allegra Garden Place's Amina 403 and PHP 138,134 at Alder Residences' Sylvan 202 (67 sqm, the largest of the three). The Oriana's South Tower is excluded from this comparison and from HomeAdvance, as it is still pre-selling. All three North/main-tower units qualify for DMCI's HomeAdvance rent-to-own bridge through September 30, 2026.
Among Alder Residences, Allegra Garden Place, and The Oriana North Tower, The Oriana North Tower has the lowest price per sqm on a 2-Bedroom at roughly PHP 134,294, against PHP 135,667 at Allegra and PHP 138,134 at Alder. Warren Rafal can confirm current availability and pull the same computation for the exact unit and floor you're looking at.
You are the buyer from Day 1. Home Advance at The Oriana is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.
On North 919, a 54.5 sqm 2BR at The Oriana listed at ₱7,319,000: the 12% spot downpayment asks ₱878,280 in one payment and leaves a bank loan of ₱6,440,720. The 5% low spot downpayment needs ₱57,386 to start and ₱27,386 a month for 12 months, but leaves a bank loan of ₱6,813,989. Home Advance needs ₱53,319 to start and ₱23,319 a month for 36 months, and leaves the smallest bank loan of the three at ₱6,376,313 — about ₱3,798 a month less than the 5% route at an indicative 8.5% over 20 years.
