The studio is the cheapest way into this building — ₱6,990,000. It is also the worst square metre you can buy in it. The 84.5 sqm three-bedroom gives you 2.6 times the floor area and charges you 22% less for every metre of it.

That is not a promotion or a sales angle. It is arithmetic on DMCI's own pricelist dated 27 July 2026, and it holds across all 664 available units. Most buyers shop by total price, so they never divide. This presentation divides.

The one thing to know before you read on: this is a pre-selling high-rise with a July 2029 turnover. You are buying a drawing and a construction schedule, not a finished apartment. That is the honest trade — you get 2026 pricing and a 46-month runway to pay the downpayment, and you carry three years of build risk. If you need keys sooner, say so now and I will point you at an RFO building instead.
The place

No gate. A corner instead.

Most DMCI communities sell you a gate — a township you drive into and leave the city behind. The Valeron does not do that, and I would rather you hear it from me than notice it on the site visit.

This is a 55-storey tower on a corner of C-5, one of Metro Manila's hardest-working roads. There is no village, no perimeter of low-rise buildings, no long tree-lined approach. You step out of the podium and you are on C-5.

What you get instead is position. Arcovia City starts about 500 metres away. Ortigas East is the same distance. Bridgetowne is just over a kilometre. DMCI put the whole amenity programme — 76% of the site — on three stacked levels above the road, because the site is 8,390 sqm and there was nowhere else to put it.

Whether that trade works depends entirely on you. If you want quiet and a garden, Acacia Estates in Taguig is the better DMCI answer and I will tell you so. If you want to be on the corridor everything is being built along, this is the address.

You will see marketing elsewhere — including on my own property page, which I am fixing — that says Ortigas is five minutes. DMCI's brief says ten. I would rather quote the developer's number and have you arrive early.

Two international schools inside 500 metres is the quietly strong part of this address. Reedley and Domuschola are both a short walk, which matters if you have children and have ever done the Ortigas school run. It is also the single most durable rental-demand driver here — families renting near a school do not move often.

Metro Manila Subway — first segment

The Valeron is not walking distance from any confirmed station. The nearest is a drive. This project's honest transport case is the C-5 road corridor, not the subway — and the late-2027 date is a government target that has already moved more than once.

Read that last card again before anyone sells you a subway. You will see "subway effect" used in Valeron marketing, including in an article on my own site. The measurable premium in the research applies to units within about 500 metres of a confirmed station. The Valeron is not one of them. Buy this for the road, the schools and the four estates — not for a train platform it does not have.
East and West

Same tower, same keys. One very different price list.

Both towers turn over on 31 July 2029. Both share the podium, the 7th-floor deck and the roof. There is no earlier-keys decision to make here — which is unusual, and it removes the argument buyers normally have. What is left is price, facing and one promotional list that reaches only one of them.

Lumiventt. The sky patios you see cut into the façade every few floors are DMCI's cross-ventilation system — garden atriums that pull air and light through the middle of the building instead of leaving a dark internal corridor. It is the one genuinely distinctive piece of DMCI engineering and it is the reason hallways here do not feel like a hotel basement. All images are artist's perspectives.

Axis starts at ₱160,000 per sqm, not zero, so the differences are readable — the bars show the gap between configurations, not the full price. The gap between the best and worst square metre in this tower. The 32.5 sqm studio costs ₱215,077 per sqm. The 84.5 sqm three-bedroom costs ₱167,373. The three-bedroom is 2.6× the size and 22% cheaper per metre.

This happens because small units are priced against a monthly-payment ceiling, not against land value. A studio has to land under a number a single buyer can service, so the developer prices it per unit and lets the per-sqm rate float up. Big units are priced against what the floor plate is worth. The buyer chasing the lowest total price pays the highest rate — every time, in almost every DMCI building.

Parking is bought separately and is not in any figure here. Bank amortization is an estimate at today's indicative rates; your actual rate is set by your bank at approval in 2029 and will differ. Worth ₱3.27 million — on 34 units out of 664.

This is the single largest number on this page, and the one with the tightest scope. It is not a project-wide sale. It is a named list of units, and five percent of the building is on it.

Scope, stated plainly. Valeron WEST Tower only — unit codes beginning VAL-00B. Floors 7 to 26. Studio, 1-bedroom and 2-bedroom only. No 3-bedroom qualifies in either tower. No Valeron East unit qualifies at any floor, any layout, any downpayment tier. The DMCI memo named 48 units; against the 27 July 2026 pricelist, 34 were still available — 14 had already gone.

What the 10% is worth across the whole life of the purchase on the 65.5 sqm 2-bedroom — ₱1,014,300 off the price, ₱97,373 off closing fees, and ₱966,468 less interest over a 20-year bank loan.

It also costs you ₱2,646 less per month during the downpayment and ₱7,746 less per month on the bank loan. There is no version of this where the discounted unit is the harder one to carry.

The trap worth naming. Because the discount follows a list and not the tower, two identical apartments on the same floor can price very differently — and the one with the lower list price is sometimes the far more expensive decision once the 10% is applied to its neighbour. On the 24th floor, unit 24008 is listed ₱104,000 cheaper than 24002, and ends up roughly ₱1.9 million more expensive. Compare net contract prices, never list prices. Validity 1 August – 30 September 2026 per DMCI memo DMPVI-26-07-002, extending DMPVI-26-05-003. Promo applies to units only. The 10% is standalone: it cannot be combined with the 1% Special, the 3% Launch or the 2% Special discount attached to the downpayment tiers. You take the 10% instead of them, not on top of them — which is still by far the larger number. Downpayment terms get extended routinely; individual units do not come back.

Why this might hold value — and why I can't prove it

No track record. That cuts both ways.

On some DMCI projects I can show you a price-per-sqm history — what the address sold for in 2019 and what it sold for in 2024. I cannot do that here, and I am not going to fake it. The Valeron has never been completed, never been resold, and never been rented. There is no appreciation record because there is no history.

What is actually verifiable

  • The developer pair. DMCI Homes is the Philippines' first AAAA-rated builder-developer with 70+ completed properties. Marubeni is a 140-year-old Japanese conglomerate that has operated here for over a century. This is their joint venture, DMPVI.
  • The corridor is being capitalised. Four master-planned estates — Arcovia, Ortigas East, Bridgetowne, Parklinks — are under construction within 3 km. That is other developers' money betting on the same road.
  • Two international schools within 500 m. The most durable rental-demand driver on this list, and it already exists.
  • Ortigas at 3.7 km. An established CBD with existing office tenancy, not a promised one.

What I am not going to claim

  • That prices will rise x% by 2029. Nobody knows. Metro Manila condo demand has been soft, and a 2029 turnover puts you three years out from a market nobody can forecast.
  • That the subway will lift this. It does not stop within walking distance. See the infrastructure section.
  • That pre-selling always beats RFO. It usually prices lower, but you carry build risk and you wait three years for keys.
  • That the ₱20,000–₱60,000 rental range quoted elsewhere is a promise. It is a range from comparable Pasig stock today, not a yield guarantee for 2029.
Who DMCI built this for

Their own brief names senior managerial to C-level professionals aged 31–50 — parents of teenagers, pre-empty-nesters and empty-nesters shifting to condo living. Plus investors targeting the C-5 corridor for rental yield.

Foreign & OFW buyers

Foreign nationals may own units under RA 4726 while building-wide foreign ownership stays under 40%. OFWs reserve and complete documents remotely by Special Power of Attorney — no flight home needed.

The realistic case

You are buying 2026 pricing on a corridor four developers are actively building out, with a 46-month runway to fund the downpayment. That is the argument. It is a good one. It is not a guarantee.

"From" is the lowest available list price in that configuration — higher floors and better facings cost more. "Best net ₱/sqm" applies the 10% exclusive where a unit in that configuration carries it. The 10% is standalone, so a unit on the list gets 10% and nothing else; a unit not on the list gets the 1% that attaches to the 12% downpayment term. Counts are as of 27 July 2026 and change daily.

Reading this table quickly: the highlighted row is the cheapest square metre in the building. The bottom four rows are the most expensive real estate here — three of them are studios and one is a 1-bedroom. If your budget lands you in the bottom four, it is worth asking whether stretching one configuration up gets you dramatically more floor for very little more money. Often it does.
Straight answers

The questions buyers actually ask.

Why is the 3-bedroom cheaper per square metre than the studio?
Because small units are priced against a monthly payment a single buyer can service, not against what the floor plate is worth. The developer needs the studio to land under a psychological number, so it prices per unit and the per-sqm rate floats up. Large units are priced against land value. The result is an inversion: the buyer chasing the lowest total price pays the highest rate per metre. At Valeron the gap is ₱47,704 per sqm — 22%.
Is my unit on the 10% list?
Check the unit code first. VAL-00B is Valeron West and may qualify. VAL-00A is Valeron East and never does — no East unit qualifies at any floor, layout or downpayment tier. Then check the layout: only studio, 1-bedroom and 2-bedroom on floors 7–26 are covered, and no 3-bedroom qualifies in either tower. Even inside West it is a specific named list of 34 available units, not the whole tower — message me the code and I will confirm against the memo.
Does East or West get their keys first?
Neither. Every available unit in both towers carries the same turnover date, 31 July 2029. This is unusual — in most multi-building DMCI projects the building you pick changes when you move in, and it is often the deciding factor. Here it is not a factor at all. Choose on price, facing, floor and whether the unit is on the 10% list.
What is the real monthly cost, all in?
There are two separate stages and people conflate them. Stage one, now to 2029: the downpayment monthly — ₱15,759 for the studio, ₱25,808 for the 65.5 sqm 2-bedroom, ₱35,874 for the 84.5 sqm 3-bedroom, each over 46 months. Stage two, from turnover: the bank loan on the remaining 88% — roughly ₱48,043, ₱77,461 and ₱106,928 per month respectively over 20 years at an estimated 8.50%. Plus closing fees of about 9.6% of net price due around turnover, plus monthly dues, plus parking if you buy it. I would rather you see all of that now than at signing.
Is The Valeron near a subway station?
No, and I would be careful with anyone who tells you otherwise. It is not within walking distance of any confirmed Metro Manila Subway station — the nearest confirmed station is a drive away. The research showing 8–15% transit premiums applies to properties within roughly 500 metres of a station. Valeron is not one of them. The genuine transport case here is C-5 itself and the four estates being built along it. Partial subway operations are targeted for 2028 and the full line for 2032, government dates that have already slipped more than once.
Why is the downpayment 46 months? Will that change?
Valeron's downpayment runs to turnover plus a 12-month promotional extension. As of August 2026 that computes to 46 months. Because it is anchored to the July 2029 turnover, the term shortens by one month for every month you wait — reserve in six months and you are spreading the same downpayment over 40 months instead, at a higher monthly. That is the one genuine time pressure on this purchase, and it is arithmetic rather than a sales tactic.
What are the risks you would want me to know?
Four, honestly. One: it is pre-selling — you are buying a drawing with a 2029 turnover and carrying three years of build risk. Two: Metro Manila condo demand has been soft, and no one can tell you what 2029 looks like. Three: there is no gate and no township — this is a tower on a busy road, and some buyers hate that on the site visit. Four: there is no appreciation history for this address because it has never been completed. If any of those are dealbreakers, better to know now than after a reservation.
Can foreigners and OFWs buy here?
Yes. Foreign nationals may own condominium units under RA 4726 provided foreign ownership across the building stays below 40% of total floor area — I check the current ratio before you reserve. OFW buyers reserve and complete the entire document set remotely through a Special Power of Attorney; you do not need to fly home. I handle SPA and remote transactions regularly, including document courier and video walkthroughs.

The 32.5 sqm studio, which is the cheapest unit by total price at ₱6,990,000, is the most expensive real estate in the tower at ₱215,077 per sqm, a difference of ₱47,704 per sqm or about 22%. After the West Tower 10% Mid-Year Exclusive is applied, the cheapest square metre available is a 65.5 sqm 2-bedroom at ₱154,855 per sqm net. The 10% is standalone and cannot be combined with the 1% Special, 3% Launch or 2% Special discounts attached to the downpayment tiers.

When is the turnover date for The Valeron Tower?

Every available unit in both Valeron East and Valeron West carries the same turnover date of 31 July 2029. Unlike multi-building developments, there is no earlier-keys option here — the tower is delivered as one project, so choosing East or West does not change when you receive your unit.

What is the monthly payment for a Valeron Tower unit?

On the standard 12% downpayment term with a ₱30,000 reservation fee, spread over 46 months to the July 2029 turnover: a 32.5 sqm studio on the 10% list is ₱15,759 per month, a 65.5 sqm 2-bedroom on the 10% list is ₱25,808 per month, and an 84.5 sqm 3-bedroom at full price is ₱35,874 per month. These cover the downpayment stage only. After turnover the remaining 88% is financed through a bank — roughly ₱48,043, ₱77,461 and ₱106,928 per month respectively over 20 years, estimated at 8.50%. What is the Valeron Tower 10% promo and who qualifies?

The 10% Mid-Year Exclusive applies to a named list of Valeron WEST Tower units only, on floors 7 to 26, and covers only studio, 1-bedroom and 2-bedroom layouts. No 3-bedroom qualifies in either tower, and no Valeron East unit qualifies at any floor, layout or downpayment tier. Is The Valeron Tower near a Metro Manila Subway station?

No. The Valeron Tower is not walking distance from any confirmed Metro Manila Subway station. It sits on the C-5 corridor, and the nearest confirmed station is a drive away, not a walk. Partial subway operations are targeted for 2028 with the full line in 2032, government targets that have already moved more than once. Anyone selling you Valeron as a subway-adjacent property is overstating it — the genuine transport case is the C-5 road corridor itself and the townships being built along it.

How many units are left at The Valeron Tower?

As of the 27 July 2026 pricelist, 664 units remain available — 320 in Valeron East and 344 in Valeron West, across 24 distinct configurations.
